Why match with an agent instead of picking one at random
For most people, a home is the single largest financial transaction of their life — and the agent you end up with has an outsized effect on how it goes. Picking one off a yard sign, a mailer, or "whoever answered the phone" leaves that to chance.
The stakes are too high to guess
A mismatched or inexperienced agent can mean an overpriced listing that sits, a missed inspection issue, a lowball offer that gets beaten, or a negotiation left on the table — mistakes that are measured in thousands of dollars, not minor inconveniences.
Experience varies more than people expect
Not every licensed agent works your town, your price point, or your situation regularly. An agent who mainly handles starter condos isn't necessarily the right fit for a waterfront sale or a relocation on a tight timeline — volume and specialty matter.
Vetting takes work most buyers and sellers can't do
Checking recent sales history, verified reviews, and how an agent actually performs (not just their marketing) takes time most people don't have in the middle of a move. That screening is the entire job of a referral agent.
It costs you nothing to get it right
Referral fees are paid broker-to-broker after closing — never by you. There's no reason to settle for an unknown agent when a vetted match is free.
How a referral works
Under New Jersey law, a referral agent is licensed through a sponsoring broker and is limited to referring buyers and sellers to that broker for placement with an active, full-service agent — a referral agent cannot show or sell property directly. That's actually a good thing for you: it means the match is based on who does the best work for your situation, not on who happens to answer the phone at a big-box brokerage.
1. Tell me what you need
Buying, selling, town, timeline, budget, must-haves. A five-minute conversation or a quick form.
2. I match you with a vetted agent
I screen NJ agents on sales volume, verified reviews, days-on-market, and specialty (first-time buyers, luxury, investment, new construction, etc.).
3. You work directly with them
No cost to you — referral fees are paid agent-to-broker after closing, the same as any other referral in the industry.
