I'm not sending you to whoever pays for the most ads. Here's the actual criteria — and the resources anyone can use to check an agent themselves.

What I screen for

Track record

Recent sales volume and count in your specific town or county — not lifetime numbers padded by one lucky decade. An agent who closed 30 deals in your area last year knows that market better than one who closed 3.

Verified reviews

Reviews tied to actual closed transactions (Zillow, Google, Realtor.com), not testimonials posted on an agent's own site. Volume matters less than consistency — a handful of vague 5-stars is a weaker signal than 50 detailed reviews mentioning specific transactions.

Speed and pricing accuracy

Average days on market and list-price-to-sale-price ratio for their recent listings. An agent who consistently prices accurately and sells close to asking is doing their job; one who chronically overprices and re-lists isn't.

Fit for your situation

First-time buyer, luxury, new construction, investment property, or a tricky sale (estate, divorce, as-is) — the best-reviewed agent overall isn't always the best fit for your specific deal.
