I'm John, a New Jersey licensed real estate referral agent. Rather than listing and showing homes myself, I focus on one thing: matching buyers and sellers with the right agent for their specific situation, based on real performance data rather than who has the biggest marketing budget.
What a referral agent is (and isn't)
Under New Jersey real estate law, a referral agent is licensed through a sponsoring broker and may only refer buyers and sellers to that broker for placement with an active agent — a referral agent is not permitted to show property or represent either side of a transaction. In practice, that means:
- You never pay me anything — referral fees are paid by the receiving brokerage out of their commission after closing, standard industry practice.
- I have no incentive to steer you toward a specific listing or a faster-but-worse deal, because I'm not the one doing the transaction.
- Every match still goes through a full-service, actively licensed agent who handles your entire transaction from showing to closing.
